№ 02How it works

From first enquiry to an insurance-ready report.

Most homeowners go from first message to a formal Trace & Access report in under seventy-two hours.

01

Tell us what's happening

Fill the short form with your postcode and a description. A specialist replies within the hour, eight-to-eight, seven days a week.

02

We survey the property

A DBS-checked engineer arrives with the full kit — thermal imaging, acoustic, tracer gas, moisture meters. Most domestic jobs complete in two to four hours.

03

You get a report + quote

Within 24–48 hours you receive an insurance-approved Trace & Access report with photographs, video and a fixed-price quote for the repair.

№ 04 —Insurance

Your buildings insurance almost certainly covers this.

Nearly every UK policy includes up to £5,000 of Trace & Access cover under Escape of Water. We write the report your insurer needs — accepted by Aviva, Direct Line, Admiral, AXA, LV= and Lloyds.

№ 05Our technology

Six diagnostic tools. One definitive answer.

We bring everything on every job — so the leak is found the first time, whatever its hiding place.

01

Thermal Imaging

ITC-certified infrared cameras reveal temperature differences caused by escaping water, even through tile, screed and plasterboard.

02

Tracer Gas

A safe hydrogen/nitrogen mix is introduced at low pressure; sensors detect it escaping at the exact point of leak.

03

Acoustic

High-sensitivity ground microphones and pipe-mounted sensors hear leaks under concrete, tarmac and timber floors.

04

Moisture Mapping

Protimeter moisture meters and pinless scanners chart the spread of damp across walls, ceilings and floors.

05

CCTV Drain Survey

HD drain cameras inspect soil, waste and surface-water drains with on-screen distance and defect logging.

06

Pressure Testing

Full system pressure tests confirm whether supply, heating or drainage pipework is losing water and how quickly.

№ 06Why homeowners choose us

Boiler kept losing pressure for months. The engineer found a pinhole leak under the kitchen floor in under two hours — no mess, no demolition. Report was with Aviva the same afternoon and the claim was approved.

Leak was showing on the ceiling in our downstairs bathroom. Thermal imaging picked it up straight away — turned out to be the shower waste two metres away, not where I expected. Honest, tidy, and well-priced.

Managing agent had tried three plumbers before us. Their tracer gas kit found the leak in the riser within 40 minutes. Report went to the freeholder's insurer and sorted everything.

№ 09Frequently asked

Your questions, answered straight.

01Can you find a leak without damaging my walls or floors?
+
Yes. Every one of our surveys uses non-invasive equipment — thermal imaging cameras, acoustic listening devices, moisture meters and tracer gas. We locate the leak first, then open only the precise area needed for the repair, saving you hundreds in reinstatement costs.
02How long does a leak detection survey take?
+
Most domestic surveys take between 2 and 4 hours. Complex cases — underground mains, heritage buildings or commercial risers — can take a full day. We confirm the expected duration when you book so there are no surprises.
03Is leak detection covered by my home insurance?
+
Almost all UK home insurance policies include 'Trace & Access' cover under the Escape of Water section — typically up to £5,000. We write the report your insurer needs to release those funds. Ask your insurer for the trace-and-access limit on your policy before you book.
04What is a Trace & Access report and why do I need one?
+
It's a formal written report that documents how the leak was located and what was required to access it. Insurers (Aviva, Direct Line, Admiral, AXA, LV=, Lloyds and others) routinely ask for one before they reimburse investigation or repair costs. We prepare it as part of every survey at no extra charge.
05Do you offer a 'No Find — No Fee' guarantee?
+
Yes, on standard domestic internal hot and cold pipework leaks, where the leak has already been narrowed to a single room or area no larger than 5m × 5m, and where we're authorised to carry out the exposing repair on the same visit. We'll confirm eligibility during your enquiry — this guarantee doesn't apply to heating systems, drains or mains supply pipes.
06How much does leak detection cost in London?
+
Most domestic surveys fall between £275 and £595 as a fixed, all-inclusive fee. Underground mains and commercial work is quoted individually. We confirm the price in writing before any visit — no hourly creep, no hidden call-out fees.
