What is "Trace & Access" cover?
Nearly every UK buildings insurance policy includes a Trace & Access benefit under the Escape of Water section — typically up to £5,000. It covers the cost of the specialist work needed to locate a hidden leak and the controlled opening-up of walls, floors or tiles to reach it. You pay your excess; your insurer pays the rest.
What your insurer will ask for
- A professional leak detection report
- Photographs of the damage
- Moisture readings / thermal imagery
- Written findings and recommended repair
- Your engineer's qualifications
- An itemised quote for the repair work

The claim process, step by step

Notify your insurer
Log the claim with your buildings insurer and get a claim reference. Quote 'Escape of Water — Trace & Access'.

Book a survey
Fill our form. You'll hear back in the hour. We arrange a survey slot — usually the next working day.

We survey and report
A DBS-checked engineer attends with full diagnostic kit. Most surveys complete in 2–4 hours.

Report to your insurer
Within 24–48 hours you receive a written report with photos, video and moisture readings. Send it directly to your insurer.

Repair + reinstate
Once your insurer releases funds, we (or a contractor of your choice) complete the repair and any redecoration.
Why claims get refused (and how to avoid it)
Wear & tear
Insurers won't pay for pipework that's been obviously degrading for years. Catch leaks early — the longer they run, the more the insurer has to argue "gradual damage".
Poor evidence
Handwritten plumber notes rarely cut it. Photos, moisture readings and a formal report get claims approved first time.
