Water leaks are the single most common home insurance claim in the UK — roughly one in five claims. But whether yours is covered comes down to the wording of your policy and, crucially, whether the leak is treated as a sudden event or gradual damage.
'Escape of water' — the core cover
Every standard buildings insurance policy in the UK covers 'escape of water' — water that accidentally escapes from a fixed pipe, tank or appliance. This covers the cost of drying out, redecorating and repairing anything damaged.
'Trace & Access' — the extra you didn't know you had
On top of the main cover, most policies include a Trace & Access benefit — usually £5,000 — which pays for the specialist work of finding the leak in the first place, plus any controlled opening up of walls, floors or tiles to reach it.
This is why a professional leak detection report matters so much: it converts an 'I think there's a leak somewhere' conversation with your insurer into a 'here is exactly where the leak is, with photographs' claim that gets approved quickly.
Why claims get refused
Two reasons dominate refusals. First: wear and tear. Insurers won't pay for a failed section of pipe that was obviously degrading for years. Second: gradual damage — where you noticed damp marks months ago and didn't act. Report leaks promptly and get a survey on record, and you'll be in a much stronger position.
